Established in 2007, West Property Company (WPC) is at the forefront of property development in Harare, Zimbabwe. WPC’s business model is premised around fulfilling the needs of customers through the role of master planner, financier and developer of appropriately designed, sustainably built residential and commercial properties within the Greater Harare Area.

 

WPC envisages the simultaneous development of multiple projects across the City, through the systemization and standardization of the property development process, together with the application of the latest technology and cost saving methodologies and the establishment and maintenance of relationships with service providers along the planning, development and funding value chain.

 

WPC’s success has been driven by many satisfied customers who have purchased their properties through our approach to infrastructural development of prime land banks that have been acquired, planned, subdivided, marketed and sold. To date well over 2,300 serviced, surveyed and titled residential stands have been developed comprising in essence brand new communities within Harare, with all the required municipal services. The majority of our client’s properties now accommodate substantial middle to high income homes and have all compiled with City of Harare municipal by-laws to the highest standard.

 

We have implemented our strategic plan of creating real estate valued in excess of US$500million and have commenced with project planning and infrastructural development of our land banks. Super-structure development of both residential and commercial properties has begun and significant strides have been made with projects in our portfolio completed whilst others are currently under development.

West Property is a privately owned Property Development company which acquired Waymark Investments in 2007. Waymark had over twenty years’ experience in real estate development and its two main projects included Kuwadzana 4 Extension a high density housing project of approximately 4,500 residential houses which were constructed and sold in the first mortgage backed security transaction through Zimbabwe Building Society in 1998.   Driven by infrastructural development of a 168HA prime land bank called Mainway Meadows located approximately 10km South of the Harare Main Post Office, Waymark went on to plan, subdivide, market and sell well over 2,000 serviced, surveyed and titled residential stands, which stands now accommodate  substantial middle income homes.

 

Based on this local experience in the property development sector in Zimbabwe, West Property through its parent Augur Investments OU entered into a Joint Venture with the City of Harare to finance and construct three projects namely The Warren Hills Housing, Hotel and Commercial Development, Hopley Truck Inn and Commercial Development and the Mukuvisi Office and Industrial Development. The initial request from the City of Harare was for the construction of the Airport Highway through the Mukuvisi Corridor, from Dieppe Road to Enterprise Road, be part of the Joint Venture project.

 

It was however established that the ownership of the Highway would then become the property of Sunshine Developments P/L which was not possible as well as the estimated cost being too great for the Joint Venture. Subsequently, in negotiations with the CoH, Ministry of Transport (MOT) and Ministry of Local Government (MOLG), Augur was invited to finance, design and construct the Airport Highway in its entirety, from the Harare Main Airport to Enterprise Road, in a land barter arrangement as payment. Having expended upwards of US$20million on the Airport Highway, Augur received land on which it now focuses its development effort with a view to creating a legacy of lasting value in real estate developments in Zimbabwe.

Property Development

WPC undertake the process of subdividing a parcel of land by having it surveyed, serviced and titled. These stands are either sold as vacant stands or are further developed with either residential or commercial/retail buildings.

 

Project Management

Managing the development process on behalf of Joint Venture partners and originating Public Private Partnerships (PPP). In this case, we use our skills and market knowledge to add value on behalf of others. Depending on the site this may involve anything from to assisting with the design and town planning processes, to ultimately seeing a building completed.

 

Property Sales & Management Services

As West Property Company we are in charge of the sales and marketing of our developments. This entails being at the service of our client’s needs as they make a life time investment decision. We recognize that each client is unique and we work hard for a win/win outcome. We talk them through our offerings, share about the market position, the cost associated with the decision and finally go over the agreement.

 

Our marketing is specifically targeting a particular clientele and we work hard to make our properties known and heard. This includes making it easy for the target group to identify themselves as stakeholders of the developments.

 

We are property managers for Mbudzi People’s Market. We are involved in the building upkeep and maintenance, letting, marketing, filling up vacancies, screening prospective tenants, enforcing lease agreements and securing the premises.
