Can appraisals be questioned?

By Robert Clark |

It is generally safe to ask questions or submit legitimate information for the appraiser to consider. It’s important that you read the entire appraisal report before contacting the appraiser. In many cases, the answer to your question has likely already been addressed.

Does buyer have to disclose appraisal?

Unless the purchase contract requires the buyer to share the appraisal, it may not be mandatory. You need to consult a local attorney to review your agreement and render an opinion on the appraisal sharing requirement if there is one.

What if you don’t agree with your home appraisal?

Low appraised value can mean a canceled sales contract. Lenders may not be able to approve a mortgage loan if the appraisal is less than the home’s contracted sales price. A delay in closing on a house could also mean paying above today’s mortgage rates. Whether or not private mortgage insurance (PMI) is required.

Can appraisal be waived?

An appraisal waiver gives some potential home buyers the option to decline having their property appraised. Not all homes are eligible to waive the appraisal, but it can help save both time and money.

Can a seller back out if appraisal is low?

What can sellers do after a low appraisal? Request a copy of the appraisal. Ask the buyer to challenge the appraisal. Renegotiate the sale price with the buyer.

Do you get free copy of home appraisal?

A lot depends on the size, complexity and condition of the home. The borrower is entitled to a free copy of the appraisal before their loan closes. As the borrower, you should read the report thoroughly and notify the lender if you believe it contains errors.

When do you get an appraisal on a home?

A newer home in a growing subdivision might appraise higher than an old home in a community in decline, for instance. Once a buyer makes an offer on a house and signs a purchase agreement, the lender orders an appraisal. With a refinance, the appraisal is ordered usually after the homeowner applies for the new loan.

How does a licensed appraiser do an appraisal?

To conduct an appraisal, a licensed appraiser makes an appointment with the homeowner to visit the home once the order from the lender has been received. Prior to the pandemic, appraisers routinely went inside homes, but aren’t being required to go inside every home now.

Why do you need an appraisal for a home equity loan?

The lender requires an appraisal for home equity loans—no matter the type—to protect itself from the risk of default. If a borrower can’t make his monthly payment over the long-term, the lender wants to know it can recoup the cost of the loan. An accurate appraisal protects you—the borrower—too.
