How do you depreciate leasehold improvements for taxes?

The IRS does not allow deductions for leasehold improvements. But because improvements are considered part of the building, they are subject to depreciation. Under GAAP, leasehold improvement depreciation should follow a 15-year schedule, which must be re-evaluated each year based on its useful economic life.

What is the maximum Section 179 deduction?

A taxpayer may elect to expense the cost of any section 179 property and deduct it in the year the property is placed in service. The new law increased the maximum deduction from $500,000 to $1 million. It also increased the phase-out threshold from $2 million to $2.5 million.

Leasehold improvements are assets, and are a part of property, plant, and equipment in the non-current assets section of the balance sheet. Therefore, they are accounted for with other fixed assets in accordance with ASC 360.

Can you take Section 179 and bonus depreciation on vehicles?

For passenger vehicles, trucks, and vans (not meeting the guidelines below), that are used more than 50% in a qualified business use, the total deduction including both the Section 179 expense deduction as well as Bonus Depreciation is limited to $11,160 for cars and $11,560 for trucks and vans.

When you include the fair market value of the property or services in your rental income, you can deduct that same amount as a rental expense. You may not deduct the cost of improvements.
